Booking Terms & Conditions

Everything you need to know before confirming your stay: payment schedule, deposits, cancellation policy and what is included as standard. If something is not covered here, our team will clarify it before you sign.

Payment schedule

At booking 50% of the total rental fee, due immediately to secure your dates.
60 days before arrival Remaining 50% balance, due in full.
60 days before arrival Security deposit, due alongside the balance.

Dates are not confirmed until the initial payment has cleared and the signed contract has been received.

Security deposit

The security deposit is €20,000, held against any damage, breakage or breach of house rules during your stay.

The deposit is returned in full within an agreed period after check-out, subject to inspection of the property. The amount may vary depending on stay type — standard residential stays, approved events and wedding hire are each assessed individually. Any adjustment to the standard deposit will be stated clearly in your contract before signing.

Shorter stays may be considered when the calendar allows and the operational setup can be accommodated. Enquire directly and we will confirm whether a shorter booking is viable for your dates.

Cancellation policy

The cancellation policy is strict. All prepayments are non-refundable unless otherwise stated in your signed rental contract.

We strongly recommend taking out comprehensive travel insurance that covers cancellation, curtailment and unforeseen circumstances before confirming your booking. This applies regardless of reason — personal, medical or otherwise.

Any exceptions or alternative arrangements will be specified in writing in your contract at the time of booking. Verbal agreements are not binding.

What is included as standard

Every confirmed stay includes:

  • Dedicated Villa Manager — on-site throughout your stay.
  • Daily housekeeping (09:00–17:00) — linen, towels and common area maintenance included.
  • Concierge team — available for bookings, coordination and in-stay requests.
  • Gardener and exterior maintenance — grounds and outdoor areas kept throughout your stay.
  • Balmain toiletries, premium linen and bathrobes — replenished daily.
  • Welcome amenities — on arrival.
  • Fully equipped guest kitchen and chef’s kitchen — available for guest use.
  • Responsive maintenance support — on-call for any property issues during your stay.
  • Exclusive use of the estate — all indoor and outdoor spaces reserved for your party only.
  • High-speed Wi-Fi throughout the property.
  • Private parking for up to 8 vehicles on site.

Facilities included in the rental — indoor and outdoor pools, spa, gym, cinema, bowling alley, paddle court, games area, gardens and terraces — are available to guests at no additional charge during their stay.

Additional fees & add-ons

The following items are not included in the base rental rate and may be charged separately:

  • Service fee — applied at booking where stated.
  • Final cleaning fee — confirmed at the time of quote.
  • Early check-in / late check-out — subject to feasibility; fees confirmed on request.
  • After-hours arrival — may carry an additional operational fee.
  • Additional items — cots, high chairs, extra beds, car seats and similar items sourced through local partners carry a separate charge. Confirm requirements at the enquiry stage.
  • Pet fee — pets are not permitted as standard. Any exception requires prior written approval and will carry an additional fee.
  • Event usage fee — use of the property for events, celebrations or productions is assessed case-by-case. The outdoor spaces can accommodate up to 80 guests for approved events; exact capacity depends on format and must comply with local guidelines. An event fee aligned to operational footprint and scale will be agreed and included in the contract before confirmation.

All additional fees are disclosed in writing before you sign. There are no surprise charges after check-in.

Optional services

The following are available as optional add-ons, billed separately from the rental:

  • Private chef (seasonal menus, end-to-end service)
  • In-villa spa treatments and wellness sessions
  • Concierge services — transfers, yacht charters, golf, restaurant reservations
  • Private coaching (padel, yoga, personal training)
  • Event styling, tablescaping, florals and décor
  • Babysitting and childcare
  • Private staff — your own staff can be accommodated on request. Confirm requirements at the enquiry stage.

Before you sign — checklist

  • Dates secured and initial 50% payment cleared.
  • Contract signed by both parties.
  • Balance and security deposit scheduled for 60 days before arrival.
  • Stay type (residential / event / wedding) confirmed and reflected in the contract.
  • Any additional items, early/late access requirements or service add-ons noted in writing.
  • Travel insurance in place covering cancellation and curtailment.

No. All prepayments are non-refundable under the standard strict cancellation policy, unless your signed contract states otherwise. We recommend comprehensive travel insurance before confirming any booking.

The deposit is returned within the period specified in your contract following check-out, after the property has been inspected and cleared.

Early check-in may be possible subject to the preceding booking and operational setup. Raise this at the enquiry stage — additional fees may apply.

Yes. Daily housekeeping and responsive maintenance support are included in every standard stay at no extra charge.

Yes, subject to prior written approval. Additional fees and liability conditions may apply. Please confirm before booking.

Any use of the property beyond a standard private residential stay — celebrations, brand events, photoshoots, productions or gatherings with external guests — is considered event usage and assessed individually. An event fee will be agreed before your contract is signed.
