- Guests only: the estate and grounds are reserved exclusively for the confirmed party during your dates.
- Add-ons via concierge: outdoor dining set-ups, private chef for alfresco meals, yoga instructors, event styling, tablescaping, florals and décor can all be arranged as optional extras.
Family note: please supervise children around water; non-slip mats, pool safety equipment and baby gear can be arranged on request.

The pool terrace
The 229 m² main saltwater pool sits at the heart of the estate, framed by immaculate travertine terraces and manicured lawns. The proportions give a group of 24 plenty of room without anyone feeling crowded — sunbeds, shade and water in easy reach of one another. From every angle, the views extend to the sea.
The pool house
Fully equipped to keep the outdoor day self-contained: two fridges, ice maker, dishwasher, ceiling fans and a comfortable seating area. It handles towels, drinks and gear so the main house stays orderly.
The garden fire pit & reading area
A quieter corner of the estate — away from the pool and the activity areas — with a fire pit and seating for evenings that call for less noise and more sky. It works as a natural wind-down space after dinner or as a private spot for smaller conversations during larger stays.
The games area
Pétanque and ping pong set into the gardens for low-key outdoor play. The kind of thing that fills a post-lunch hour without requiring any organisation.
The paddle court
A full private court with built-in lighting and sea views — detailed separately on the paddle court page, but physically part of the outdoor grounds and integral to how the estate flows day to day.
